1. Choice of Housing

The buyer selects their preferred apartment on the project’s website and contacts our sales managers.

2. Preliminary Real Estate Purchase Agreement

Once the buyer has firmly decided to purchase the selected apartment, they sign a preliminary real estate purchase agreement and transfer the down payment to the seller’s designated account within the specified time frame.

3. Handover of Construction Works

Upon completion of the apartment’s construction, the buyer is invited to inspect the completed apartment, and a handover-acceptance act of the completed construction works is signed. The buyer is handed the keys to the apartment.

4.Payment for Property with Own Funds

The buyer transfers the full amount to the seller’s designated account. After receiving the payment, the seller signs a notarized real estate purchase agreement with the buyer, transferring ownership rights to the buyer; the notary also arranges the registration of ownership with the State Enterprise “Registrų centras.”

5. Payment for Property with a Bank Loan

The buyer provides a bank guarantee letter for the loan or a signed mortgage loan agreement with the bank; any difference between the loan amount and the property price (if any) is transferred to the seller’s designated account. A notarized real estate purchase agreement is signed, transferring ownership rights to the buyer; the notary also arranges the registration of ownership. After the ownership registration, the buyer signs a mortgage deed with their bank, and the bank transfers the final payment for the property. Once the full amount is received, the seller issues a certificate confirming full payment.

6. Contracts with Service Providers

The buyer signs contracts with electricity, heating, and water suppliers.
